Occupied Condo Painting: Repaint Without Moving Out
Can I repaint my condo while living inside?
Yes, most occupied condo repaints are done while the family stays in the unit. Pico X Health uses low-odour paints such as Nippon Odour-less Ultra Fresh Air, splits the home into 2–3 zones, and keeps each zone liveable again within 4–6 hours.
Most condo repaints we do are with the family still living there. With low-odour paint, room-by-room sequencing, and tight protection, you can sleep in the same unit every night.
How live-in painting actually works
We split the unit into 2–3 work zones based on your daily routine. Painting moves through them sequentially: never bedroom and bathroom on the same night. Each zone is liveable again within 4–6 hours of finishing.
Standard live-in sequence (3-bedroom example)
- Day 1: Common areas — living, dining, foyer.
- Day 2: Kitchen + bathrooms (bathroom-grade paint).
- Day 3: Guest bedroom + study. You sleep in master.
- Day 4: Master bedroom (you sleep in finished guest room).
- Day 5: Touch-ups, walk-through, cleanup.
Paints we use for live-in
- Nippon Odour-less Ultra Fresh Air — true near-zero odour, our default
- Benjamin Moore Aura / Regal Select — low-odour premium, washable
- Breathe air-purifying — actively cleans VOCs from indoor air
- BM Aura Bath & Spa — bathroom paint with low odour and anti-mould
No solvent-based paints for live-in. Period.
Protection in place
- Floors fully covered with non-slip canvas drop sheets
- Furniture wrapped in plastic or moved to centre and tented
- Wardrobes, AC, switches, light fittings masked
- Doorways sealed with poly sheeting per zone
- Daily cleanup: floors swept, masking refreshed
Before we arrive
- Clear personal items from walls (we put back if requested)
- Empty wardrobes if possible
- Remove fragile items from open shelves
- Plan to be out of painting zone during work hours (9am–5pm per MCST)
What to expect at night
Almost no smell from low-odour eco paint. Walls touch-dry within an hour. Sleep in any room painted before lunch. Schedule arranged so tonight's bedroom was painted earlier.
