Condo MCST Approval for Painting: The Singapore Guide

What MCST actually requires

• Renovation application form (their template, signed by owner)
• Contractor's profile — UEN, scope of works
• Public liability insurance — typically S$1M, MCST as interested party
• Workmen's compensation insurance
• Refundable renovation deposit — usually $500–$2,000
• Schedule of works — start, end, daily hours
• Lift booking — separate form, $50–$150 per lift

Working hours (almost universal)

• Mon–Fri: 9:00am – 5:00pm
• Saturday: 9:00am – 1:00pm (some condos), or no work
• Sundays & PH: No work
• Noisy works often restricted to 10am–4pm

These constraints are why condo painting takes longer than HDB at same square footage.

Lift booking — don't skip

Most MCSTs require goods lift booking on every work day. Lift padded by security, your contractor only during the window, refundable deposit. Forgetting = wasted day.
