High-Ceiling Condo Painting: Voids, Lofts & Penthouses
Double-volume living rooms, mezzanine voids, and stairwell walls are out of reach for a standard crew. We use mobile scaffolding, edge-protected platforms, and full insurance — same five-year warranty whether the wall is 2.7m or 6m.
What counts as "high ceiling"
- Standard: 2.7–3.0m — no scaffold, included in base
- Tall standard: 3.2–3.6m — extension pole + step ladder, small surcharge
- Loft / mezzanine void: 4.5–5.5m — mobile scaffold required
- Double-volume living: 5.5–7m — full tower scaffold with edge protection
- Stairwell walls: staircase scaffolding (most labour-intensive)
Equipment
- Mobile aluminium tower scaffold — wheeled, levelled, toe boards, guard rails
- Custom stair scaffolds for void staircases
- Edge-protected platforms for railing-side feature walls
- Extension rollers for medium heights (≤3.5m)
- Full PPE — harnesses above 3m, hard hats, anti-slip footwear
Cost structure
Add-on to standard condo painting pricing:
- 3.0–3.6m ceilings: +From $200 per affected room
- Mezzanine void (4.5–5.5m): +From $600 per void
- Double-volume (5.5–7m): +From $1,200 first wall, +$400 each additional
- Stairwell painting: +From $800 per flight
MCST considerations
- Scaffold height triggers stricter insurance review
- Lift booking longer (transporting tower components)
- Working hours strictly enforced
- Some MCSTs require method statement for work above 3m
