Limewash for Singapore Condos: What Actually Changes vs HDB
A Singapore condo is a different brief from an HDB — taller ceilings, floor-to-ceiling glass, MCST rules, and lift-access logistics all change how (and how much) limewash costs.
What changes about limewash in a condo
- Higher ceilings. Standard 2.8–3.0m, lofts and penthouses reach 4–5m. Scaffolding adds time.
- Floor-to-ceiling glass. Masking and protecting glass takes 2× longer than HDB walls.
- MCST approval. Most condos require notification for lift access and rubbish disposal.
- Lift booking & access windows. Lift padding, security passes, typically 09:00–18:00 weekdays only.
- Furniture & flooring. Parquet, marble, or engineered timber needs more careful protection than HDB vinyl.

MCST approval — what to ask
- Does the work need MCST notification? Interior-only limewash usually does for lift booking, not for permit purposes.
- Lift padding & goods lift booking. Most condos require padding installed by security and a 1-day-ahead booking. We coordinate this.
- Working hours & weekend rules. Many condos prohibit any contractor work on Sundays and public holidays.
- Waste disposal. Empty limewash containers (mineral, water-soluble) usually go in normal building waste.

Shade choices for daylight-flooded condos
- Go one tone deeper than you think. A "warm white" looks washed out in noon daylight; pick a "cream" or "soft greige" instead.
- Saturated shades earn their keep. Deep terracotta, olive, or charcoal gives a glass-heavy room a centre of gravity.
- Always test a 1m² sample in the actual room. Daylight in a condo is too directional to judge from a sample card.

Furniture & flooring protection
- Full canvas drop sheets (not just plastic) under the entire work zone
- 3M ScotchBlue tape on all skirting and architraves
- Wrapped & pulled furniture; we never paint around furniture pushed to one side
- HEPA dust extraction during any prep sanding
