What drives the price
- Brand & product cost. Raffles is roughly 10–15% cheaper per litre than Suzuka Strato. Both are genuine.
- Surface condition. Fresh BTO skim is easiest. Older HDB walls with existing emulsion need sealer + mineral primer.
- Coverage / texture. Suzuka's trowel uses more product per m² than Raffles' cross-brushed cloud finish.
- Access & height. Standard ceiling included; high-ceiling condo voids add scaffolding cost.
- Colour depth. Very deep saturated shades sometimes need a third partial coat.
What's NOT included by default
- Major wall damage, hacking, or skim coat (quoted separately)
- Stubborn old wallpaper removal
- Ceiling limewash (we usually keep ceilings in low-VOC white emulsion)

Pricing red flags
If you're getting limewash quotes far below the numbers above, ask:
- Which brand and which product line specifically? (You want a SKU.)
- How many coats? Anything below two is amateur.
- What primer? "Skip the primer" = chalking failure within 12 months.
- Are they buying direct from Raffles / Suzuka, or third party?
