Why your bathroom ceiling keeps failing
A Singapore bathroom ceiling sees a 30°C / 95% RH steam load twice a day. Vapour condenses on the cold ceiling face, soaks into the paint film, and the film loses its bond to the skim coat. That is what you are seeing as blister, peel, and dark spotting — not the paint expiring, but the substrate-paint bond failing under vapour pressure.
A standard interior emulsion can't fix that — the chemistry isn't designed for hydrostatic vapour. The right answer is a two-layer system: a waterproof primer that seals the skim coat from below, and an anti-mould topcoat that resists biological growth from above.

What we do on the day
- Fungicidal wash — wipe down any existing mould bloom with a fungicidal solution.
- Scrape & sand — remove peeling film back to a sound substrate. Spot-fill if needed.
- WaterTite LX primer — one coat across the full ceiling, into the wall-to-ceiling junction.
- Perma-White topcoat — two coats, matte sheen for ceilings.
- Reinstatement — bathroom usable the same evening; full cure at 7 days.
When this is the wrong fix
If the ceiling is wet because of a leak from above — an upstairs flat, an aircon condensate line, a roof slab — paint will not solve it. We will flag that on the site check and route you to the right remedial trade first. Paint is the last 10%; substrate health is the first 90%.
